There is a weird dynamic at play in Niagara that must be mentioned. With the bulk of inventory flooding the market in August and into September it has led to a dramatic rise in "days on market" and as a result some heavy discounting on specific properties. However the Niagara market overall pricing only contracted 1.3% month over month. This means that many properties are again selling over asking price to balance out the math. This leads us to believe a few things: 1) that agents are becoming better equipped with the market stabilizing to price homes appropriately, and (2) that we have buyers coming back into the market with the expectation of being able to purchase a home. This usually goes hand in hand with buyers being pre qualified properly and being more educated on the process. All in all it's a strong sign that pricing is stabilizing.
