What trends are we seeing with our Sellers? Since introducing the latest rate hike, economists estimate that the buyer pool has decreased by around 33%, in addition to the 30% decrease of buyers from the June interest rate hike. But how does that impact the market? Most obviously, we are now seeing buyers turn away from over priced listings, and gone are the days of buyers submitting a lower offer. Buyers are simply not booking showings on properties priced above market value. Pricing continues to require a super targeted approach. What are we seeing in regards to price/value? Not much has changed since last month's news letter. In terms of pricing, we are seeing a decrease from what sellers were getting back in January/February (the apex of the market). I think we can all agree that it was simply unsustainable to continue on with that rate of growth. What we are seeing with properties is that the value or final sales price is similar to that of 2021 numbers, which is not a bad thing. The amount of buyers has decreased, limiting competition and stopping the growth rate to a more manageable and appropriate rate of appreciation. Right now, the most crucial factor to getting your home sold is to price your home appropriately and understand that you may not get as much as your neighbor did a couple months ago. **Remember those values were not true market value, it was a drastic misrepresentation of market value due to competition.** How can The Fine Estates Team help if we are curious or have a need to sell?
